Why REIT is Good Investment?

What is REIT?

REIT is Real Estate Investment Trust, is a company that owns or finances income-producing real estate.

There are only a handful of REIT that we can invest in Malaysia.

The Advantages of REIT investment:

1. Low Risk. You can get access to real estate investment with minimal capital.
2. Consistent dividend for your income.
3. It's real estate investment - you can actually see the physical assets yourself.
4. Easy to start. You can just trade REIT in the KLSE.
5. Plenty of information is available around about the specific particular REIT.
6. Professional analysis is done by a lot of experts.
7. Transparency level is good.
8. You can own a prestigious real estate with minimum capital.
9. You can own properties but do not need to manage the physical property by yourself.
10. Can diversified into different type of property type, e.g. hotel, hospital, retail and industry.
11. Shorter and simpler process to own REIT vs purchasing a physical property.
12. It's a simple and easy to understand business - you own property (in REIT) and rent to tenants. Tenant pay rental you can get profit after minus expenses.
13. Property investment can hedge against inflation.
14. REITs sometimes trade their assets like that of a normal property investor. The profit is then distributed to the unitholders.


 
 At this moment, I am considering to invest in:
  • Sunway REIT
  • IGB REIT
  • YTL Hospitality REIT
  • Pavilion REIT

These are the the good one that have been able to generate consistent dividend yield above 5%.
